Here are some frequently asked questions that can help you to discover if it’s time for a new roof, as well as tips on maintaining the roof you have:
“Can my roof be repaired, or does it need to be replaced?”
It depends. While some roof damage may only require a few basic repairs, other times the roof will require replacement. Extensive leaking, an aging roof, algae growth, missing shingles, rot, blistering or buckling, or missing granules are all common indications that it’s time for a new roof. Less obvious indicators that a roof requires replacement include damage beneath the shingles, including broken seals and pulled or torn fasteners.
“Which roofing material is best?”
Preferred roofing materials vary depending on your home, your level of preferred maintenance, and your personal preferences. Asphalt shingles are one of the more popular materials, due to the low cost and low maintenance that they require. Wood shingles, tile and cement, metal, and slate are other available roofing options.
“Could my roof be damaged, even if there are no signs of visible damage?”
Yes. Often damage lies beneath the shingles, where it isn’t visible from the ground or even the edge of a ladder. Broken seals and pulled or torn fasteners are common issues that result from storm damage, but this damage can also be difficult to spot. “How often should my gutters be cleaned?”
Gutters should be cleaned at least twice per year: once in the summer and once in the fall. If you have a high amount of deciduous trees on your property, your gutters may need to be cleared from leaves and debris twice in the fall.
“How much will a new roof cost?”
It depends. The cost of a new roof is based on square footage, and materials used. If your roof has been damaged by a storm, your insurance may cover your roof, which means that you could be eligible for a full roof replacement!
